Hong Kong Property Registrations Expected to Dip 15% in August, Yet Market Momentum Builds

According to Hong Kong Property's Research Department, led by director Wong Pun Tai, the latest data from the Land Registry indicates that overall property registrations, covering first-hand and second-hand residential units, first-hand public housing, commercial and industrial properties, car parking spaces, and other non-residential assets, reached 4,410 cases this month as of the 24th. This marks an 18.6% decrease compared to 5,416 cases during the same period last month. Based on the current registration pace, it is projected that August will see around 5,700 total registrations, reflecting a 15% decline month-over-month. Given the time lag between signing sale and purchase agreements and submitting them for registration at the Land Registry, August's figures typically mirror market conditions from July. Indeed, recent market sentiment has shown signs of improvement. In the primary market, a new development in Kowloon launched its first sales round last week at an attractive price point, triggering a significant release of purchasing power. The enthusiastic response led to a complete sell-out on the first day, which is expected to boost first-hand transaction volumes this month. According to data from the Sales of First-Hand Residential Properties Information Network and market reports, as of the 24th of July, first-hand sales exceeded 760 transactions, approaching the 810 total from the previous month. It is anticipated that this month's final figure could surpass 1,000 transactions, marking a rebound. Meanwhile, in the secondary market, the robust sales of new developments have lifted overall property market sentiment. Data from the firm's frontline branches reveals that last week, from August 17 to August 23, transactions for the top 20 major housing estates reached 38 deals, up from 26 deals in the preceding week, August 10 to August 16, representing a 46.2% increase. This marks the second consecutive weekly rise and hits an 11-week high. Should market sentiment continue to improve, residential transactions in both the primary and secondary sectors are likely to become more active, which will be reflected in subsequent property registration figures and contribute to an overall uptick in total property registrations.
